Capital Group Development (Capital Group) assigned the rights and obligations under the investment contract for housing construction on the 4th Tverskaya-Yamskaya street, follows from the recent protocol of the city planning and land commission (GZK) of Moscow. In this document, the new investor of the project is LLC KLS-Finance. In Moskomstroyinvest told Kommersant that the site may appear residential real estate, but the amount of construction has not yet been approved. The feasibility of construction will be discussed at future meetings of the working group of the GLC.
According to Kartoteka.ru, Capital Group Development is controlled by shareholders of Capital Group Pavel Te, Eduard Berman and Vladislav Doronin. The latter moved away from operational management of business in late 2016, passing the post of chairman of the board of directors to Mr. Cho and concentrating on developing his own foreign projects (see "Kommersant" on November 16, 2016). Capital Group has existed since 1993 and specializes in the construction of residential and commercial real estate in Moscow. In its portfolio, 7.8 million square meters. m. Capital Group declined to comment on the situation with the site on the 4th Tverskaya-Yamskaya street.
LLC "KLS-finance" through "KLS of groups" is controlled by Alexander Zemlyansky, Ruslan Garin, Grigory and Kamo Sahakyan, stated in "SPARK-Interfax". All of them previously acted as co-owners of Sovereign Bank. The financial organization partners in 2013, bought from the Kazan businessman Azat Hafizov. The Capital Group entered into an investment contract for construction on the 4th Tverskaya-Yamskaya street in 2004, when Yury Luzhkov was the mayor of Moscow. Initially, the developer was established in 1995, JSC "Business Center for Neurosurgery" (DTSN), owned by the Center for Neurosurgery named Burdenko and the City Hall. But in 2015, the joint-stock company started the process of reorganization, which, according to the USRLE, has not yet been completed. From the GZK protocol it follows that in the finished object 75% of residential and 60% of non-residential premises will be transferred to the balance of "KLS-finance". DTSN will receive 25% of housing and part of car places. The municipality will get 40% of non-residential premises and part of parking lots.
Partner of Colliers International Vladimir Sergunin says that the current area allocated for reconstruction of buildings on the 4th Tverskaya-Yamskaya street is 3.7 thousand square meters. m. As part of the work, it can increase to 4.3-4.5 thousand square meters. m. He points out that in this location it is expedient to build premium housing: the cost of its construction can reach 350-500 million rubles.
Expensive real estate for a long time was one of the main activities of Capital Group. But recently the focus of the developer is shifting more and more to residential projects of the mass segment and city orders. The company is actively engaged in the development of the Mir Mitino complex, which involves the construction of 958,000 sq.
