The developer of PNK Group will build a distribution center on the territory of the logistics complex "Bely Rast" in Dmitrovsky district of Moscow region for 140,000 sq. M. m for the retailer "Leroy Merlin", follows from the message of the parties and the company JLL (consultant for the sale of the complex). The total investment in this project will be 10 billion rubles. The construction of the distribution center "Leroy Merlin" in the Dmitrov district will begin in the near future, the facility will be put into operation in autumn 2019, the parties said.

The north of the Moscow region is one of the most sought-after areas, says the head of the warehouse and industrial premises department of JLL Eugene Bumagin. According to him, for the company "Leroy Merlin" the new project will become the main logistics hub in Russia, so the convenience of its location and speed of access to the main transport arteries, including the M11, M10, Dmitrov highway and the developing Central Ring Road, are priorities for the international retailer.

The deal between PNK Group and Leroy Merlin will be the largest built-to-suit (for own use) in the entire history of the warehouse real estate market, say consultants interviewed by Vedomosti. Prior to this, the record belonged to another retailer - Auchan, who at the end of 2016 agreed with the Radius Group on the construction of a warehouse in the Domodedovo district of the logistics center "South Gate" at 138,000 square meters. Two years earlier, Leroy Merlin decided to build a distribution center in the "Southern Gates" for 89,000 sq. m. m. The third place was at the "Children's World", for which the PNK Group agreed to build in the "Park Bekasovo" complex of 71 000 square meters. m.

Earlier it was reported that A plus developer will build a distribution center for the online retailer Wildberries on the Simferopol highway, which is much larger than that of Leroy Merlin, with an area of ​​145,000 square meters. m. However, three consultants interviewed by Vedomosti say that this is not a built-to-suit deal, as Wildberries has attracted A Plus Development as a general contractor for construction on its own land.

The development of the logistics complex "White Rust" is handled by Saint Gothard Investments. A total of 103.8 hectares is planned to build a 400,000 sq. m.
