Nobody wanted to buy a restaurant "Prague" in Moscow

Bidding for the sale of the building on the Arbat did not take place.
The auction, from which the restaurant building "Prague" was to be sold on Arbat, was declared invalid - due to the absence of bids, it follows from the bidding protocol. "Prague" is one of the most famous and oldest restaurants in Moscow. The tavern for Moscow cabmen under this name was opened by the owner and patron of arts Vera Firsanova in 1872. After the October Revolution, the building was nationalized and used for shops, a canteen and even a library, but then it became a restaurant again. In the mid-1990s. owner of the "Prague" was a group of AST family of the former co-owner of the Cherkizovsky market Telman Ismailov. She bought the restaurant building from the Moscow mayor's office and placed her headquarters there.

After the closure of the Cherkizovsky market in 2009, AST began to have difficulties with creditors, the group lost most of the assets. For example, luxury hotel Mardan Palace in Antalya, the construction of which could cost AST $ 1-1.4 billion, went for debts to Turkish Halkbank, and the hotel project on Nikitsky Boulevard - the firm "Loazo Corporation", which is associated with the International Bank of Azerbaijan.

Ismayilov himself was declared bankrupt in 2015, and at the end of last year Basmanny District Court in absentia arrested him on charges of organizing the murder of the owner of trading complexes of Vladimir Savkin and the founder of the firm "Lublino-motors" Yuri Brilev, as well as in the illegal circulation of arms.

The restaurant "Prague" was put up for auction on the procedure of bankruptcy of the owner of the building - the company LLC "Prague-AST". From the sale of the object, the company's creditors expected to receive at least 2.2 billion rubles. In addition to the restaurant itself, the lot included the rights to a land plot of 0.3 hectares on the Arbat, as well as pieces of furniture and equipment. Separately for 500 000 rubles. other property "Prague-AST" was sold, namely aquariums and kitchen appliances. Those wishing to buy this property were also not found.

The procedure for the sale of property of companies that are recognized as insolvent is determined by a secured creditor who can leave this property at any stage, says Alexander Bolomatov, partner of the law firm "Just". But, he said, as a rule, it is unprofitable for creditors, therefore, most likely, a repeated auction will be held, for which the same property will be exhibited at a lower price. The mortgage creditor "Prague-AST" is a member of VTB BM-Bank. The total debt of Ismailov's structures to him is over 17 billion rubles. The representative of the group confirmed that "Prague" will be put up for repeated auctions. Contact with Ismailov failed.

"Prague" is still of interest to investors who could use the building of the restaurant as an office and shopping complex, the managing partner of ILM, Andrei Lukashev, believes, simply at the current rental rates in order to pay back the costs of buying Prague for 10 years, so that its price was 1.2-1.5 billion rubles.

2.2 billion rubles. - quite a market price of such a trophy asset, as the restaurant "Prague", says partner Colliers International Stanislav Bibik. Just the organizers of the auction, in his opinion, chose not the most successful time for the sale of the object: it is now summer and because of the economic situation many investors took a wait-and-see attitude.

In addition to the restaurant "Prague", VTB also had other assets of AST - a shopping center in Izmailovo with an area of ​​20 900 sq. M. m and the business center "Tropicano" with an area of ​​15 400 square meters. m on the street. Red Presnja. In May 2018, creditors with a third attempt managed to sell the complex in Izmailovo. The buyer was the bank "Avangard", which paid for the shopping center 1.55 billion rubles. - and initially it was sold for 2 billion rubles.

Tropicano has not yet been sold: it was planned to raise 2.1 billion rubles for it, new auctions will be held in October, the asset price is reduced to 1.9 billion rubles.
