The businessman's structures are looking for a buyer for a plot of 20 hectares near the Northern River Port on the Leningrad Highway. Danil Khachaturov is negotiating the sale of his controlled plot on the Leningrad Highway in the north of Moscow. About this "Kommersant" told two interlocutors in the real estate market. According to them, it is about 20 hectares next to the building of the Northern River Station. The main contenders for this asset are large housing developers, the interlocutor of Kommersant says. Among the developers who made proposals to Mr. Khachaturov's structures, he calls the group "Cortros", controlled by Renova Viktor Vekselberg, LSR ex-Senator Andrei Molchanov and PIK Sergey Gordeev. The representative of "Cortros" declined to comment. In PIK and LSR reported that they do not negotiate the purchase of land. Contact with Mr. Khachaturov himself was not possible: his phone was not available for calls.

The site on the Leningrad Highway may be one of the last major assets of Danil Khachaturov. At the end of 2016, Forbes estimated his fortune at $ 2 billion. In the same year, against the backdrop of Rosgosstrakh's financial difficulties, Khachaturov agreed on the company's transition to the control of the Otkrytie group. He himself was to become its shareholder. In August 2017, the control of the "Discovery" over "Rosgosstrakh" was formalized. A day later, the Central Bank announced the beginning of the reorganization of the bank FC Opening. At the same time, the Central Bank actually became the owner of Rosgosstrakh. Some of Rosgosstrakh's subsidiaries, including those involved in the management and sale of real estate Clover Group (formerly RGS Real Estate) and Legion Development, were transferred to Otkryt Holding, which Vadim Belyaev, the founder of Discovery, retained control over. Mr. Khachaturov did not receive any shares in the "Opening of the holding" either. "FC Opening" at the same time continues to claim a part of the property that was previously under the control of a businessman. The land allocated for sale can be part of the territory now occupied by the complex of buildings of PJSC "Northern Port". This company specializes in trade in non-metallic materials, ship maintenance, transportation and handling of goods. Its sole founder in the list of affiliated persons is LLC "ITC Gallery". Previously, the owner of this structure, according to Kartoteka.ru, was Danil Khachaturov's brother, Sergey. Now it belongs to Anush Torosyan. Ms. Torosyan also acts as the owner of "Galaktika" LLC. This company previously acted as the founder of SMK Russkiy Mir LLC, which is now controlled by RGS-Medicine LLC, which was previously part of Rosgosstrakh.

According to the director of the valuation department of Knight Frank, Olga Baranova, the market value of the site of Mr. Khachaturov may amount to 8-10 billion rubles, provided that the type of its permitted use is the construction of housing. But Knight Frank warns that the potential project will have to face a high competitive environment: seven projects are already on sale for this project and another one will soon be on the market.
